We believe your fee shouldn't be dictated by your budget. Whether you're buying a modest apartment or a large family home, the work we do — the research, the due diligence, the negotiation — is fundamentally the same. A flat fee agreed upfront means there's never any question about whose interests we're serving. A lot of buyer's agents charge a percentage, and that works for them. This is just how we prefer to do it.
Around 1 in 5 Australian properties sell off-market — never appearing on the major portals. These come through relationships with selling agents and other professionals who know we have serious, pre-approved buyers ready to go. When a seller wants a quiet sale without open homes and advertising, we want to be one of the first calls.
For properties in the Illawarra and Sutherland Shire, yes — Bonnie inspects them personally. For interstate properties, we work with a network of trusted local buyers' agents and real estate agents who follow a rigorous inspection process we've developed. Bonnie directs each inspection live via video call — asking the inspector to look at specific things, check particular angles, and capture detailed footage. Investors receive the full video walkthrough so they can review everything themselves.
Yes — we do it regularly. Catchment boundaries can be precise and they sometimes change. We check the official NSW Education maps against every property we shortlist, so there are no surprises.
That's completely fine. A lot of the people we talk to are six to twelve months away from being ready. We can help you get clear on what you're looking for, what you need to do to get yourself ready, and what suburbs to watch. We can also connect you to the right people — good mortgage brokers, conveyancers, even a network of tradies for when you're ready to renovate. Then we keep in touch so that when you are ready to go, you're prepared and can move quickly.
For home buyers, we cover the Illawarra and Sutherland Shire — from Wollongong up through the Shire and into Southern Sydney. For investors, we work Australia-wide. We also handle auction bidding and negotiation anywhere in Australia as a standalone service.

Comparable sales data that tells you what a property is actually worth isn't publicly available. And when it comes to negotiating or bidding at auction, having someone who does it every day — instead of once every five or ten years — can be the difference between paying a fair price and overpaying by tens of thousands. If you have the time, knowledge, and temperament, you can absolutely do it yourself. If any of those three is missing, having an experienced advocate in your corner usually pays for itself.
