Is a Buyer's Agent Worth It? An Honest Answer.

Not for everyone. But here is how to work out whether it makes sense for you — without the sales pitch.

If you ask a buyer's agent whether you should hire a buyer's agent, you already know what the answer will be. So let's skip the pitch and talk honestly about when it actually makes sense — and when it doesn't.

You probably don't need a buyer's agent if you have plenty of time, you enjoy the process, you're confident reading strata reports and contracts, and you're comfortable negotiating or bidding at auction. A lot of people do it themselves and do it well.

You might benefit from one if your time is limited, you're buying from interstate or overseas, you're not confident you can spot the difference between a well-priced property and an overpriced one, or the thought of bidding at auction makes your stomach drop. These are all perfectly normal reasons — and they're the ones we hear most often.

The real question is not 'is a buyer's agent worth the fee' — it's 'what would a mistake cost you?' Overpaying by even 5% on a $1.2 million property is $60,000. Missing a structural issue that costs $40,000 to fix. Buying in the wrong street and watching your neighbours' places sell for more than yours, year after year. Those are the costs that don't show up in a fee comparison.

The honest answer: if you have the time, the knowledge, and the temperament, you can absolutely do it yourself. If you're missing any one of those three, having someone experienced on your side probably pays for itself.
